Neighborhood Spotlight: Pacific Heights

This week, we want to spotlight

Our Top 5 Favorite Things About Pacific Heights:

1. Gawking at the gorgeous homes on Broadway Street’s Billionaire’s Row.
2. Climbing the Lyon Street steps three times and trying not to pass out.
3. Admiring the views of sailboats and the Bay from Fillmore Street stairs.
4. Playing tennis, sunbathing or throwing a ball with my dogs at Alta Plaza Park.
5. People watching while enjoying a Vietnamese sandwich at Bun Mee.

Recent Neighborhood Sales:

Condominiums: There were 80 sales between 5/14/17 to 11/10/17 with prices between $474,000 to $5,300,000.

Single Family Homes: There were 22 sales between 5/14/17 to 11/10/17  with prices between $2,025,000 to $10,450,000.

SFAR stats: Prices for single family homes have averaged a decrease of 2% while condominiums have averaged an increase of 3.3% since 10/2016 to 10/2017.

Our take on the Pacific Heights Market: Pacific Heights historically has had low inventory as well as low turnover. Owners here tend to keep their properties longer than other neighborhoods which provides for price stability.  We’ve recently noticed a trend in tech buyers’ purchases here due to an increase in shuttles at Van Ness and Divisadero which allows for an easier commute to the South Bay.  Therefore, these northern neighborhoods which have been popular primarily for downtown financial district professionals are now more appealing to those in the tech field.

Our listing at 2299 Sacramento Street is in THE perfect Pacific Heights location next to Lafayette Park and 5 minutes to Fillmore Street’s shops and restaurants.  Take a look at http://www.pacheightscharm.com.  Give us a call to schedule a private appointment of this gorgeous home.

San Francisco Skyline from Potrero Hill

Neighborhood Spotlight: Potrero Hill

This week, we want to spotlight one of our favorite neighborhood in the City…Potrero Hill!

Our Top 5 Favorite Things About the “Hill”:

  1. It’s the weather!  As you sit on your deck with a glass of wine, you can watch the fog roll into most other parts of the City.  This area is known for having the most amount of sunny days per year.
  2. Amazing food on 18th Street.  Get in line early for delicious breakfast and brunch at Plow; coffee with friends at Farley’s; chow down on Moules and Frites at Chez Maman, and finish the night at Blooms Saloon.
  3. Take a selfie with gorgeous downtown views as your backdrop.                                                                                                                 IMG_2165
  4. Shorten your commute to the South Bay.  Potrero has super easy access to both 101 and 280 as well as CalTrains and most tech shuttles.
  5. A true San Francisco neighborhood.  Most residents have strong roots on the Hill and have no plans to move out to the Burbs.

Recent Neighborhood Sales:

Condominiums: There were 53 sales between 4/28/17 to 10/25/17 with prices between $500,000 to $2,000,000.

Single Family Homes: There were 22 sales between 4/28/17 to 10/25/17 with prices between $1.1500,000 to $3,300,000.

SFAR stats: Prices for both condominiums and single family homes have averaged an increase of approximately 10% since 9/2016 to 9/2017.

Our take on the Potrero Hill Market: We expect a continuation of sparse inventory and multiple offers for most properties.  In addition, new retail and rental developments at the bottom of the Hill, Mission Bay and the new Warriors arena will bring fun and excitement to the neighborhood.
